I am Paul Marrier d’Unienville, founder of Paul’s Properties, and as a Mauritian native, I am deeply committed to providing the best possible service to those investing in Mauritius.

Before embarking on any real estate investment, it’s important to define your investment goals. Start by considering your budget, property type, preferred location, and financing options. You’ll also need to decide whether to purchase an existing property or opt for an off-plan purchase. All these factors will help you narrow down your search and make the investment process smoother.
Contact Paul's Properties:
Once you have a clear idea of your investment goals, it’s time to contact Paul’s Properties, a reliable and experienced real estate agency in Mauritius. Share your investment criteria with them, and they will send you a list of properties that match your needs. Review the proposals and schedule visits to the properties that interest you.

"It's a match":
After reviewing the properties, you have finally identified your perfect property. At this point, Paul’s Properties will assist you in initiating your purchase. They will provide you with all the necessary information, including the purchase price, terms of payment, and other relevant details.
Signature of Promise of Sale:
The next step is to sign a Promise of Sale agreement, which is a legally binding document that secures your purchase. This document will outline the terms of the sale, including the deposit amount, payment schedule, and any conditions attached to the sale. You will be required to make a deposit, usually 10% of the purchase price, at this stage.
For all foreigners, an application will be submitted to the Economic Development Board (EDB) to obtain approval for the acquisition of your new property.

Signature of Deed of Sale:
The final step of the journey is to sign the Deed of Sale. This is a legally binding document that transfers ownership of the property from the seller to you. You’ll be required to pay the remaining balance of the purchase price at this point, and all other fees associated with the sale, such as stamp duty and notary fees. Once all payments have been made, you will receive the documentation signifying that you are now the proud owner of your new property.
